From Commercial Giants to Local Homes: Residential Flat Roof Replacement on W 28th St, Minneapolis
When property owners think of flat roofing, massive commercial warehouses and church complexes often come to mind. However, hundreds of residential homes, multi-family units, and modern additions across Minneapolis rely on flat roof systems to keep their living spaces watertight and warm through harsh Minnesota winters.
At Englund Roofing & Sheet Metal, we frequently transition from 12,500-square-foot commercial installations to compact residential projects. While some large roofing contractors won’t take on smaller residential flat roofs, we believe no homeowner should be left hanging. We maintain a dedicated residential crew specifically trained to give local homeowners the exact same high-caliber materials, precision, and care as our large commercial clients.
Here is a look at a recent residential flat roof replacement we completed on W 28th Street in Minneapolis, MN.
The EPDM Replacement Project: W 28th St, Minneapolis, MN
The homeowners on W 28th Street reached out to our team after noticing signs of aging on their existing flat roof. Minneapolis receives heavy snow accumulation, freeze-thaw cycles, and summer downpours—factors that can compromise an old flat roof membrane over time.
Step 1: Complete Tear-Off Down to the Wood Deck
Rather than simply laying a second layer of material over an aging roof (which traps moisture and adds unnecessary weight), our crew performed a complete tear-off of the old EPDM rubber roof down to the bare wood deck. Inspecting the structural wood decking ensures there is no hidden rot, water damage, or compromised framing before new materials are installed.
Step 2: 1/2″ Fiberboard Substrate Installation
To create a smooth, rigid, and durable foundation for the new membrane, we fastened a high-density 1/2″ fiberboard layer across the entire deck. This protective cover board enhances impact resistance and ensures the new rubber membrane lays flat and adheres securely.
Step 3: Fully Adhered 60mil EPDM Rubber Membrane
To provide long-term waterproof protection, we installed a 60mil EPDM (Ethylene Propylene Diene Monomer) rubber roof system.
-
Why 60mil EPDM? EPDM rubber is renowned for its flexibility, weather resistance, and ability to handle Minnesota’s extreme temperature swings without cracking. Upgrading to a thicker 60mil membrane offers superior puncture resistance compared to standard options.
-
Fully Adhered System: The membrane was fully adhered using commercial-grade adhesives, ensuring wind uplift protection and a watertight seal across every seam and flashing detail.
Why Englund Roofing Never Leaves the “Little Guy” Hanging
Many homeowners with flat roofs struggle to find contractors willing to take on smaller residential projects. Large commercial outfits often turn down residential jobs, while standard residential shingle roofers may lack the specialized equipment and training required for single-ply rubber membranes.
At Englund Roofing & Sheet Metal, we bridge that gap:
- Dedicated Residential Teams: Our crews understand the unique care needed when working on residential properties—from protecting your landscaping to keeping job sites clean and family-safe.
- Commercial-Grade Quality for Homes: We use the exact same premium EPDM membranes, fiberboard, and flashing techniques on home additions that we use on 10,000+ sq. ft. commercial buildings.
- Local Twin Cities Expertise: Based in and serving Minneapolis and the surrounding metro, we know the exact local building codes and weather demands facing Minnesota properties.
